CapRock seeks out urban/suburban value-add and core-plus opportunities to invest in “internet resistant” neighborhood retail strip shopping centers and multi-tenant “last mile” distribution properties. Our goal is to quickly stabilize the properties and leverage them at today’s low interest rates to achieve high current cash-on-cash yields for our investors to achieve a high equity multiplier and a stabilized cost basis that is comfortably less than replacement cost, which provides us with a price competitive advantage over any future new product.

In order to insure disposition liquidity, we only invest in major metropolitan and secondary cities with a MSA minimum of one million people. Typical property size is $2 million – $20 million and range in size from 10,000 sf to 150,000 sf.
